I hope this message finds you in good health and eager for Spring weather to grace our beautiful community. The board of directors of your Smoketree Association has made a number of changes in the past few months. We have hosted three community socials at the clubhouse, have hired new building managers, and are planning to upgrade our building and promote increased use by our members, including pool members, for family celebrations and other special events. Our members are now able to reserve the building at half the usual rate. Community sponsored clubs, such as our new Knitting Group, can use the building at no cost.
You have undoubtedly noticed that real estate assessments in Smoketree have recently increased by 4.3%, and this is on top of increases of 6.3% a year ago, and 2.1% two years ago. These significant jumps in valuation are reflected in home sales prices. But to sustain such gains in what for most of us is our largest single investment, we really need to upgrade our facilities. Our pool facility is phenomenal, thanks to a dynamic Aquatics Committee whose members donate many hours in its management and support. But our clubhouse building needs major upgrades, as do our tot lot and community entrance and other grounds. Without the funding that would come from significantly increased membership, your association will have a difficult time making the necessary improvements. Only 1 in 5 of the households that are eligible to join the association have chosen to join—even when dues are less than five dollars per month. We really need your active engagement. Please join us. It’s a wise investment and will help us all realize the kind of vibrant community we all can enjoy.
